It is advisable to never let anyone use your property without a tenancy agreement. You should also make sure that you use a fixed shorthold tenancy agreement. The law relating to landlords and tenants is extremely complicated and there are many laws, both ancient and modern, which protect tenants from unscrupulous landlords.
If you don’t use a tenancy agreement your tenant may acquire rights to occupy and use the premises which you never intended. You may also find it very difficult to get your property back.
