It is advisable to never let anyone use your property without a tenancy agreement. You should also make sure that you use a fixed shorthold tenancy agreement. The law relating to landlords and tenants is extremely complicated and there are many laws, both ancient and modern, which protect tenants from unscrupulous landlords.

If you don’t use a tenancy agreement your tenant may acquire rights to occupy and use the premises which you never intended. And you may find it very difficult to get your property back.

Take an inventory of items in the flat and the condition it is in. Make a record of any damage or areas where work may be needed in the future. This will protect you if a problem is exaggerated by the tenant later in the agreement.
